Design Services

Our approach embraces the evolving industry shift toward design-assist and turnkey design-build project delivery methods. By actively leaning into these collaborative models, MSS delivers faster speed-to-market solutions while also helping clients minimize overall financial risk throughout the project lifecycle.

In addition, these innovative delivery approaches strengthen alignment not only within MSS but also across all partner organizations, including owners, architects, engineers, and subcontractors. As a result, project teams operate with greater synergy, improved communication, and enhanced coordination from concept through completion. Ultimately, this collaborative mindset leads to more efficient project execution, reduced risk exposure, and higher-quality outcomes for every stakeholder involved.

Design-Assist vs. Design-Build

How the two delivery methods differ and the level of MSS engagement.

DESIGN-ASSIST

In the design-assist delivery method, MSS is onboarded onto projects at the schematic level to ensure the client receives the best value for their budgets.

DESIGN-BUILD

In the design-build method, MSS provides turnkey solutions from design through to commissioning.  The project is designed, managed, and executed by MSS.

Preconstruction

Through our comprehensive preconstruction services, MSS helps clients make informed decisions by defining project scope, evaluating costs, and identifying opportunities to maximize value early in the design and development process. Our experienced team of engineers, estimators, and construction professionals collaborates closely with owners, architects, and project stakeholders to develop accurate budgets, detailed cost estimates, and strategic construction plans before work begins.

By leveraging a proactive approach to construction planning and project budgeting, MSS improves cost certainty, enhances schedule development, and reduces the risk of unexpected expenses during construction. Additionally, our preconstruction expertise supports design-build and design-assist projects by identifying potential challenges early, improving coordination, and creating a clear path to successful project execution.

As a result, clients benefit from greater transparency, improved budget accuracy, streamlined project delivery, and more predictable outcomes from concept through completion.

BIM/VDC

Building Information Modeling (BIM) and Virtual Design & Construction (VDC) have transformed the way commercial construction projects are planned, coordinated, and executed. By creating a centralized digital model, project teams can share real-time project information, improve collaboration, and coordinate design and construction activities more effectively throughout the entire project lifecycle.

At MSS, our dedicated BIM and VDC specialists utilize advanced modeling software and cutting-edge construction technology to develop intelligent, data-rich virtual models that improve project visualization, coordination, and constructability. These detailed models allow project teams to identify potential conflicts, optimize system layouts, and resolve issues before construction begins, reducing costly rework and schedule delays.

Additionally, BIM and VDC enhance communication between owners, architects, engineers, contractors, and subcontractors by providing a single source of accurate project information. This collaborative approach improves clash detection, streamlines project delivery, strengthens risk management, and increases overall construction efficiency.

As a result, MSS delivers more accurate designs, improved project coordination, reduced construction costs, and faster project execution for commercial, industrial, healthcare, and mission-critical facilities.
