Design & Development
With our dedicated in-house engineering teams specialized in mechanical design, low voltage, and energy & sustainability assessments, MSS is on the leading edge of Target Value Delivery, design-assist or design-build approaches, and achievable value management recommendations.
Our approach to design-assist and design-build ultimately creates better project team synergy, reduce costly change orders, and minimize schedule impacts, thereby delivering smarter, innovative and cost-efficient solutions to our clients.

Design Services
Our approach is to lean into the changing trend of design-assist and turn-key design-build projects. With this approach, we are able to be good stewards of the industry by providing faster speed-to-market solutions, while minimizing the overall financial risk on all projects. Our innovative approach also helps with synergizing across partner organizations, and not just internal to MSS.
Design-Assist vs. Design-Build
How the two delivery methods differ and the level of MSS engagement.
DESIGN-ASSIST
In the design-assist delivery method, MSS is onboarded onto projects at the schematic level to ensure the client receives the best value for their budgets.
DESIGN-BUILD
In the design-build method, MSS provides turnkey solutions from design through to commissioning. The project is designed, managed, and executed by MSS.
Preconstruction
Outlining the scope and associated costs early in the process allows MSS to make critical decisions during the design phase. As part of our Design & Development services, our preconstruction team of engineers, estimators and construction professionals work closely with the client to establish the scope and budget of the project during the design phase.
Preconstruction Services
- Scope management
- Cost estimating
- Design concepts
- Material & equipment procurement
- Subcontractor selection
- Scheduling
BIM/VDC Services
The utilization of Building Information Model (BIM) and Virtual Design Construction (VDC) in construction projects provides the potential for a virtual information model to be handed from the design team to the contractor and subcontractors, each adding their own additional discipline-specific knowledge and tracking of changes to the single model. Our BIM and VDC team uses the latest technology to create intelligent, interactive virtual models allowing us to improve communication, efficiency, and risk management on every project.
- Model capabilities in REVIT, CAD MEP, MEP Fabrication, and AutoCAD
- Automation of BIM coordinated models to sheetmetal and pipe fabrication shops
- Generation of shop, fabrication, installation, sleeve & wall penetration, hanger and riser drawings.
