Challenge

Upgrade cooling tower and chiller equipment in a busy Uptown Charlotte Class A office building during night and weekend hours.

Scope

MSS Solutions was contracted to replace (4) four cooling tower cells on the fourth floor parking deck roof of a building in downtown Charlotte, NC with new units including replacing the supporting steel. An additional  part of the scope was to replace three 500T centrifugal chillers in the first floor mechanical room. 

Project Highlights

In order to safely install the units, a large portion of the adjoining road had to be blocked off and traffic had to be rerouted during the weekend shutdown.  A large crane was brought in and placed in the street.  Once the old units were removed, the new units were lifted from ground level and set in place. The new chillers were larger in size, so in order to get them into the mechanical room, the roll-up door had to be removed and the door opening had to be expanded by removing several rows of concrete block.  As the building contains many climate controlled rooms that could not be shut down, an air cooled temporary chiller was brought in and piped up to cool the building during the change out.
